Essential equipment for an Airbnb rental in Marrakech: the non-negotiable checklist

Updated on 31 October 2026 · By Mathieu, founder of The Keys Conciergerie · Reading time: 6 minutes

July, 4 PM, 42 °C in the shade. Your guests return from the Medina, push the door of your property, turn on the air conditioning. Nothing happens. In the evening, they leave a 3-star review. This is not an isolated incident: it is the entire season that pays the price. Here’s why they are considered non-negotiable and how to bring them up to standard before renting.

For an Airbnb rental in Marrakech, the decor is dreamy but it is the basic amenities that make the reviews. Air conditioning, bedding, hot water, internet connection: four aspects that the traveller never notices when they work and that they never forget when they fail.

Why Basic Amenities Determine Your Visibility on Airbnb

A faulty piece of equipment does not just cost a review: it pushes your listing down in search results.

  • Travellers filter by amenities. According to Airbnb's internal data for 2025, wifi and air conditioning or heating are among the five most sought-after amenities in the world, along with swimming pools and free parking. An amenity missing from the listing is a listing missing from the filtered results.

  • Ratings by category affect the ranking. The "Traveller's Favourite" badge is based in particular on cleanliness ratings, accuracy of the listing, and value for money, as well as on quality incidents reported to customer service. Travellers can filter results to display only these accommodations.

1. Air conditioning: one reversible unit in each room

In Marrakech, air conditioning is not a luxury, it is a rental requirement. The records from 1991-2020 show an average maximum of 37.7 °C in July, and the hottest days of the month generally reach 44.5 °C.

What is often forgotten: winter too. Nights from December to February frequently drop below 5 °C, and a stone house or riad retains the cold. A traveller shivering in January leaves the same review as a traveller suffocating in August.

Our standard:

  • A reversible hot and cold air conditioner in each room, not just one unit for the whole house.

  • A power suitable for the volume of the room: the high ceilings of riads require more than an apartment in Guéliz.

  • A complete service in spring, before the first heat of May, including filters.

  • Functional remote controls, with spare batteries and a simple instruction displayed for travellers.

2. Bedding: sleep makes the grade

A traveller forgives a view less beautiful than in the photos. They do not forgive a bad night. Bedding is the most used equipment in the accommodation and is most often underestimated by owners.

Airbnb sets the minimum expected : one pillow and one towel per traveller, linen for each bed. For a high-end property in Marrakech, this minimum is not enough.

Our standard:

  • Hotel-quality mattresses, replaced at the first signs of sagging.

  • Two complete sets of sheets per bed, so that the rotation never depends on a single wash.

  • Two pillows per person of different firmness.

  • Cotton linen suitable for heat: synthetic materials should be avoided in summer.

  • An extra blanket in each room for winter nights.

3. Hot water: the test of the fifth shower

A four-bedroom villa, eight travellers, returning from the pool in the late afternoon. The first four showers are hot. The fifth is cold. This is the most common scenario and it is resolved before the rental begins, not during the stay.

Our standard:

  • A hot water production capacity sized for the maximum number of travellers, not for a family of two.

  • Sufficient pressure on all floors: houses on multiple levels or riads with terraces are the most exposed.

  • A real conditions test before each season: all showers, in succession.

  • Regular checks and descaling of the tank or water heater.

  • A plumber contact reachable quickly, known in advance, and not sought in an emergency on a Sunday evening.

4. Internet connection: the criterion that is checked before booking

The wifi is one of the three most sought-after amenities on Airbnb. For a European clientele extending a weekend with remote work, it is often the criterion that distinguishes between two comparable properties. Airbnb also recommends to hosts targeting these travellers a fast and reliable wifi and a proper workspace.

The classic trap in Marrakech : a good speed in the living room, no signal in the back room or by the pool. The thick walls of the riads block the waves.

Our standard:

  • A fibre connection when the address is eligible.

  • A mesh network or repeaters to cover all rooms, the terrace and the pool.

  • A speed test conducted in each room, and the actual speed indicated in the listing.

  • A desk area with a comfortable chair, good lighting and accessible sockets.

  • The network name and password displayed clearly, to avoid messages at 11 PM.

Frequently asked questions about Airbnb amenities in Marrakech

What amenities are mandatory for an Airbnb rental in Marrakech?

Airbnb expects at least toilet paper, soap, a towel and a pillow per guest, and linen for each bed. In Marrakech, air conditioning, sufficient hot water, and a reliable wifi connection are practically essential for receiving good reviews.

Is air conditioning necessary all year round in Marrakech?

Yes, provided it is reversible. Summers regularly exceed 40 °C and winter nights often drop below 5 °C. A hot and cold unit in each room covers both seasons.

What are the most sought-after amenities on Airbnb?

According to Airbnb data for 2025, the most sought-after are a pool, free parking, wifi, air conditioning or heating, and a kitchen.

How does a faulty amenity affect my Airbnb ranking?

A non-functioning amenity lowers ratings by category, particularly the accuracy of the listing and value for money. These ratings count towards the awarding of the 'Guest Favourite' badge, which improves the visibility of the listing.

Should I indicate the internet speed in the listing?

Yes. For remote-working travellers, a real and verified speed is a booking argument. It also avoids disappointments, hence poor accuracy ratings.

Invisible comfort makes visible profitability

A traveller never leaves 5 stars just because the air conditioning works. But they take away a star as soon as it doesn't work. Basic amenities alone won't win you customers: they prevent you from losing them, from review to review, from ranking to ranking.
